The Process

We will start with a one-to-one conversation - either in-person or by phone to chat through your key ‘must haves’ including location, size, budget and any other non-negotiable criteria important to you and your way of life.

My goal is for you to feel entirely confident that  I have understood exactly what you are looking for.  I can then focus on homes that truly fit your needs and aspirations.

In order to save you time and effort approaching estate agents and viewing properties that aren’t suitable, I will do all of the initial viewings.

 As well as previewing ones on the open market, I will also find the ones which either haven’t yet reached the market or are being marketed discreetly.

 Where possible, I will do brief videos/take further photos.

I will do extensive background research and keep you updated on local trends and prices.

Because I grew up in Cranbrook, Kent and have lived in many other parts of the county over the years, I can offer you invaluable information and advice on which towns and villages will work best for you, which provide the easiest transport links, school catchment areas right down to which pubs have the cosiest fires  and best gardens!

 I give considered, impartial insight into each property and its location, highlighting key strengths and any potential considerations..

Already, from instructing me to search for you, you will be regarded as a motivated and genuine buyer.

 I will offer advice on how we can portray you as the best possible buyer once we are ready to make an offer, enter into negotiations and secure your new home. 

My many years of negotiating high end property in the top London postcodes of Chelsea, Fulham and Kensington will save you money and ensure you get the best possible deal at the best possible price. 

Once we have secured the right Property for the best terms that suit your timescales and needs, conveyancing will be in the solicitors hands.

 I will be liaising with your solicitors regularly on your behalf, making sure both buyers and sellers solicitors are progressing well and on track to get it over the line as quickly as possible.

Within this period, I will also be able to advise you on surveyors, architects, builders and decorators (and so the list goes on)  and accompany on visits when required.

Once contracts have been exchanged, I can recommend and liaise with removal companies and any other professional services you may need to help make your move stress free and enjoyable. 

Once everything is complete, you can simply enjoy making your new house a home!
